Job Description
- Engineering Services
- Plan equipment maintenance, repair and minor enhancement works for better service reliability.
- Supervise maintenance works to ensure works are carried out timely and diligently by technicians or vendors.
- Supervise periodical inspections to identify and address any system anomalies.
- Execute capex replacements to minimize system disruptions and ensure the building systems perform as intended.
- Participate in new energy & water efficient technologies evaluation for improvements to equipment and cost efficiency.
- Supervise and ensure maintenance works carried out are in compliance to regulatory and contractual requirements.
- Implement best practices in line with industry standards to maintain compliance with OHS and environmental regulations.
- Manage service requests and faults to ensure timely response and closure.
- Cost Management
- Participate in annual operating and capital expenditure budge reviews execution of building plans and maintenance requirements.
- Control expenditures to be within budgets.
- Verify payments to term contractors for works that are completed and to our satisfaction.
- Contract Management
- Draft tender specification for capex and term contract renewals to incorporate latest requirements and standards.
- Participate in tender/quotation submissions evaluation for recommendations to award.
- Participate in vendor's performance assessment to identify areas for improvement.
- Execute work plans and monitor attendance of both internal staff and outsourced service providers for compliance to requirements.
- Participate in new contract models' evaluation for better cost efficiency and productivity.
- Tenant fit-out, Additions and Alterations works
- Contribute to work requirements for compliance to requirements under the tenancy design guidelines and regulatory requirements.
- Participate in tenancy design guidelines review periodically for alignment with new requirements and/or standards.
- Advice on change of uses, reconfiguration, subdivision of tenanted units for compliance to building system and regulatory requirements.
- Participate in meetings with consultants, tenants and contractors for the coordination of works.
- Any other duties as assigned by the Management
Job Requirements
- Degree or Diploma in Electrical or Mechanical Engineering or equivalent
- Minimum 3 years of relevant experience
- Preferably with experience in real estate developer, retail industry or M&E contractors.
- Possess strong technical knowledge of building equipment and components
- Ability to operate and troubleshoot building system and equipment
- Strong communication and people management skills with ability to lead, guide and coach team.
