Job Summary

The Inspector of Works (IOW) is responsible for ensuring all Civil & Structural (C&S), Mechanical & Electrical (M&E), and Architectural works on site are executed in strict compliance with approved drawings, specifications, and regulatory requirements. This role focuses on site supervision, quality assurance, progress monitoring, defect management, and coordination with contractors, consultants, and internal teams to ensure timely project delivery with high construction standards.

Job Description

Site Inspection & Supervision

  • Conduct site inspections for C&S, M&E, and Architectural works to ensure compliance with approved drawings and specifications
  • Supervise daily construction activities to ensure work is carried out in accordance with project requirements
  • Coordinate with other Inspectors of Works on related site activities and interfaces
  • Monitor contractor workmanship quality and ensure only approved materials are used
  • Witness testing and commissioning activities as required
  • Verify contractor daily site reports and maintain proper documentation
  • Issue site memos and prepare site progress reports when necessary
  • Record and maintain daily site activity reports

Progress Monitoring & Coordination

  • Monitor contractor work progress, manpower deployment, and construction schedules
  • Identify delays or anomalies and promptly report to superior
  • Liaise with contractors, consultants, and internal teams on site matters
  • Attend site meetings, progress reviews, and coordination meetings when required
  • Report regularly to Site Manager on site progress and critical issues
  • Follow up proactively with contractors to ensure timely completion of works

Quality Control & Compliance

  • Detect and report non-conformance works for corrective action
  • Identify discrepancies between drawings and actual site conditions and escalate immediately
  • Ensure all works comply with contractual specifications, statutory regulations, and quality standards
  • Implement and adhere to company quality management systems, policies, and procedures

Defects Management & Rectification

  • Identify, record, and compile defect lists and coordinate rectification with contractors
  • Conduct joint inspections with Customer Relations and Customer Service teams
  • Monitor defect rectification progress within stipulated timelines
  • Verify completion of rectification works before final acceptance
  • Ensure units are in satisfactory condition before issuance of Certificate of Practical Completion (CPC)
  • Perform post-CPC inspections to confirm functionality, completeness, and cleanliness
  • Coordinate final inspections and handover to Customer Relations Department

Environmental & Resource Management

  • Ensure construction practices adhere to environmental sustainability standards
  • Promote efficient use of resources and minimize waste generation
  • Support recycling initiatives and responsible material usage
  • Ensure compliance with environmental safety requirements and pollution prevention measures

Safety & Regulatory Compliance

  • Ensure all site activities comply with DOSH/JKKP safety and health regulations
  • Promote safe working practices and monitor contractor compliance with safety requirements
  • Ensure adherence to all applicable statutory and regulatory requirements

General Duties

  • Assist colleagues and provide support on site-related matters when required
  • Implement action plans derived from risk assessments and continuous improvement initiatives
  • Perform any additional duties and responsibilities as assigned by superior

Job Requirement

  • Diploma or Bachelor’s Degree in Electrical, Mechanical, Civil, Architectural Engineering or equivalent
  • Minimum 3–5 years of relevant working experience in M&E, C&S, or Architectural works within consultancy or property development environments
  • Proficient in Autodesk AutoCAD and/or Autodesk Revit; knowledge of other relevant design and review software is an added advantage
  • Registered with the Board of Engineers Malaysia (BEM) is preferred
  • Strong knowledge of construction methods, site supervision practices, and regulatory requirements
  • Ability to interpret technical drawings, specifications, and contract documents accurately
  • Good coordination, communication, and reporting skills
  • Detail-oriented with strong problem-solving and site inspection capabilities
  • Able to work independently and liaise effectively with contractors, consultants, and internal stakeholders
  • Willing to be based on-site and travel when required
