SENIOR MANAGER, BUSINESS DEVELOPMENT & PORTFOLIO MANAGEMENT

Job Requirement

• Bachelor’s degree in Finance, Business, Real Estate, Economics, or related discipline.
• Minimum 8-10 years’ experience in Business Development, Corporate Finance, Investment, or Property Development.
• Proven experience in land‐based JVs, partnerships, or investment transactions.
• Strong competency in financial modelling and feasibility analysis (DCF, IRR, scenario modelling).
• Solid understanding of land valuation, development economics, and deal structuring.
• Experience working with cross‐functional teams (Legal, Finance, Technical, Planning).
• Strong negotiation, stakeholder management, and commercial judgement skills.
• Exposure to property developers, investment holding companies, or real estate funds is preferred.

Job Responsibility

• Responsibilities:
• Identify and execute JV, partnership, or disposal opportunities arising from the Group’s land bank.
• Evaluate land assets and recommend optimal development, JV, or exit strategies.
• Develop detailed financial models (DCF, IRR, scenario analysis) to support investment decisions.
• Structure and negotiate JV and partnership terms, including land contribution, equity, and governance.
• Manage end‐to‐end deal execution, including approvals, due diligence, and transaction close.
• Monitor JV performance and manage partner relationships and issues.
• Support portfolio optimisation through restructuring or exit of land‐based investments.
